At LIV Sotheby’s International Realty, our people make the difference! Learn more about one of our remarkable brokers, Melissa Richards, in her personal Q&A.

How long have you been in the real estate industry for? I hate to admit it but over 30 years!

What initially drew you to the real estate industry? I started working as an escrow officer for a title insurance company in the late ’80s when a top agent in a well-known real estate office next door said, “You should get your license, you’d be great at this.” At the time, I was scared to leave the security of a regular paycheck, benefits, paid vacations, and a lunch hour – I chose to continue my pursuit of excellence in the title insurance industry. When my daughter was born, I decided to take all of the real estate knowledge that I had acquired working in the title insurance industry and try my hand in new home sales. Over the next few years, I worked for two national home builders and learned about the ‘sticks and bricks’ of a home. I then felt confident enough to pursue my real estate license which I obtained in 2004.

What has been your biggest accomplishment in your career? I’ve had a couple; I obtained my Certified Residential Specialist Designation within 18 months of getting my license and obtained my employing broker’s license within my first five years in the industry.

What makes LIV Sotheby’s International Realty unique? LIV Sotheby’s International Realty is a company that excels at service and results for its luxury listings and all of its properties. Each broker, each buyer, and each seller are as unique as the properties themselves. It’s exciting to represent this brand to clients!

What is a trend that you are keeping your eye on right now in the industry? Several of my clients are working on building their investment portfolios. Investing in real estate is a great way to build wealth. Inventory is scarce, home prices are going up much faster than wages (on average 4% year over year) and the short-term rental market is in high demand in the metro area. If you can afford more than one house, Denver is proving a good return on the money for those that are investing.

Personally, what drives you in this industry? It is my commitment to continue building relationships throughout Denver one client at a time and always be their realtor for life. I genuinely care about each and every one of my clients and have their best financial, personal, and lifestyle interest at heart. I simply want each buyer and seller to enjoy the real estate process and win in the end. I want my clients to be empowered by educating them so that THEY become the market expert. I have found that by educating my clients, I receive the ultimate compliment by them regularly sending their friends and family to me because they know I will put the client first.

What are you passionate about? I have watched this city grow and change in the last few decades and I am proud to be part of a community that takes such pride in its city and its environment. My knowledge of the city’s geography can assist you with all of your real estate endeavors. I want my clients to feel confident with their decision to hire me. I will listen with an understanding of your needs and wants and I will do my best to help you achieve your real estate goals!

What are your hobbies/interests outside of the office? When not at work, I love listening to live music. I’m an avid cook and baker – I enjoy trying out new recipes on dinner guests (so be warned if you get a dinner invite). I am involved in community service and regularly volunteer for several organizations. I have recently discovered Soul Cycle and I am doing my best to appreciate yoga (any tips would be greatly appreciated…).

What’s your favorite part about living and working in Colorado? I am a lover of all things Colorado! As a true Colorado native, I enjoy the quality of life that our gorgeous state has to offer. The changing of the seasons, the diversity of the city, the arts, Denver’s fantastic sports teams, and those incredible sunsets over the Rocky Mountains. I’m a foodie and love to explore our beautiful state on road trips. There’s always something to do here!

What community do you live in? What do you like about it? I have lived throughout the Denver metro area growing up and currently, I live in Downtown Denver near Coors Field and Union Station. I love being in the middle of everything and being able to walk just about anywhere is great. I love the diversity of activities, the endless dining options, and the entertainment and energy. If you’re new to Denver and are looking for ideas, send me a note. I love to help people explore all the great things around my home state!
