Iron Works Village community, represented by LIV Sotheby’s International Realty, opens its doors

Iron Works Village, a brand-new community consisting of one hundred thirty-six town-homes, paired homes, single family homes and condos, will open its sales center doors Sunday, August 27, to introduce the new development.

Developed by BLVD Builders and listed by LIV Sotheby’s International Realty brokers, Barb and Larry Fullerton, Iron Works Village is pedestrian-friendly neighborhood with a small-town feel. The Iron Works Village Sales Center is located at 601 W. Bates Ave., in Englewood, CO, at the entrance to the eight-acre development. Information on this exciting community can be found at www.IronWorksVillage.com, or by visiting the sales center.

The new, Iron Works Village homes will be built in three phases. All homes in Iron Works Village will feature alley-loaded attached garages and covered front porches for enjoying the Colorado climate. The homes are low maintenance, and will allow Buyers the option of making their finish choices at the design center with the help of a professional designer.
The Townhome Collection will start in the mid $300,000’s, for an efficient, two-bedroom plus study, three-bath, 1,192 square-foot home with two porches and a third-floor deck. The largest townhomes will be the corner townhomes, which will feature three bedrooms, three baths plus an office or fourth bedroom. At 1,645 square-feet, these units feature an entry porch, a wraparound second floor porch, and pricing starting in the mid $400,000’s.

The luxurious, Duplex Collection, or paired homes, feature 2,500 total square-feet of living space, plus plentiful outdoor space featuring front porches and side decks. Basements in these homes can be finished out to a recreation room, bedroom and bath. The paired homes are priced starting in the high $400,000’s.
The Single-Family Collection are the crown jewels of Iron Works Village. They offer over 2,600 square-feet, which includes the finished basement option and four bedrooms, three baths, a welcoming front porch, open living space, and private master bedroom suites.

Residents who want to grow their own vegetables will enjoy the nearby community garden; bikers and runners will love the Platte River Greenway and Cushing Park for outdoor enjoyment and exercise, as well as the Englewood Recreation Center for fitness, swimming, and classes.

“If location is the most important element of real estate, then this location is the winner,” said Barb Fullerton of LIV Sotheby’s International Realty. “I can’t imagine another location a few blocks to the Light Rail, close to the hundreds of miles of bike trails, and six blocks from the excitement of South Broadway!”

Iron Works Village is located at the site of the former General Iron Works Foundry, which was a thriving employer and economic contributor to Englewood and Denver for over 50 years. General Iron manufactured large steel equipment for use in World War II and received for over 300 patents for its inventions. After being idle for almost twenty-five years, BLVD Builders saw the site’s enormous potential with western views of the Rocky Mountains, proximity to the Englewood Light Rail Station, as well as the South Broadway retail and restaurant scene. Additionally, Iron Works Village is only seven miles to both downtown and the Denver Tech Center.

“We search for sites like this because we are committed to responsible re-use of the land,” said Aaron Foy principal of BLVD Builders. “We take great pride in the re-development of a former industrial site into a new neighborhood. It’s our mission to create sustainable, quality, reasonably priced homes without contributing to sprawl.”
BLVD Builders designed the architecture of Iron Works Village to reflect the charm and warmth of historic structures and neighborhoods. Welcoming front porches, wide sidewalks and narrow tree lined streets, much like Denver’s older established, neighborhoods are evident here. BLVD Builders combines design efficiencies, sustainable building techniques and buyer preferences, to create interiors that are bright, open and ready for modern living. Infrastructure work is nearly complete, and construction of homes is scheduled to begin in a few weeks, with first deliveries in 2018.

The sales center will be open today from 11:00am to 5:00pm.
