“This is an emerging technology that allows buyers to save a lot of time in the search process, but it also will be a valuable time-saving tool for sellers,” said David Carner, Vice President and Managing Broker at LIV Sotheby’s International Realty, Boulder. “Preparing a home for showing, and then leaving for a multi-hour showing window can be time consuming, especially when the owner works from home or there are multiple family members. A VR walkthrough allows clients to have a virtual showing of the property prior to the physical showing. If a listing is in a remote area, or occupied by a tenant, travel to the home may be impractical. Particularly in the resort areas, we’re seeing buyers make offers on property “sight unseen”, and only after having viewed it virtually.”
Oftentimes, it takes only a few minutes to determine if a property is right for you and your family, and the decision is not one that can’t be discerned from photos or 3D models alone. VR Walkthrough technology allows clients to prescreen what’s on the market, gain an initial feel, and eliminate blind visits that usually cost all parties of the real estate transaction (buyer, buyer’s agent, seller, seller’s agent) at least an hour per home.
“The quality of the homes inside virtual reality still needs improving,” said Pascal Wagner, CEO of Walkthrough, a top VR vendor. “It’s really hard to pick up glass, and sometimes the walls don’t look quite right, but you do literally feel as if you’re in the home. Pair that with photos of the property, and now you have a really good idea if you actually need to get in your car after work and spend the next 2 hours checking out one property.”
