If home is where the heart is, then 100 St. Paul is Denver’s most coveted workplace. To better suit the lifestyle-oriented brokerage LIV Sotheby’s International Realty (LSIR) has made a name for itself as, the brokerage has announced they will occupy the second floor of the exclusive new 100 Saint Paul building in Cherry Creek, pending the buildings completion this summer. With more than $1.9 billion in sales recorded in 2014, the popular brokerage has seen a recent surge in production, and will hang its operational hat, in addition to housing one of its ten office locations, at 100 St. Paul.
“The Cherry Creek operation has always been a collaborative effort to raise the bar, achieve personal goals and grow market share across all price points,” said Shannel Ryan, managing broker of the Cherry Creek office. “A testament to this effort is evident in our production numbers for the past 5 years. With the number of sales associates growing only 10% since 2011, the total dollar volume increased 52%, illustrating the emphasis on quality over quantity and growth of each broker’s personal business.”
The premium 100 St. Paul office space is located in the heart of Cherry Creek, easily accessible to the Denver Polo Grounds and Country Club, Hilltop, Belcaro, Cherry Creek, and Washington Park neighborhoods. The location alone proves as a worthy jumping off point for the LSIR brokerage, whose market encompasses all these areas.
To match the exclusive exterior look and feel of the 100 Saint Paul building, LSIR has contracted Acquilano Leslie, Inc., an award winning interior design firm to outfit the interior of the project.
The new LIV Sotheby’s International Realty Cherry Creek office will feature a contemporary corporate office design with high-end residential influences. The balance between professional design and home decor supports both the business services and products of the Sotheby’s International Realty brand. The current layout includes an open-plan office environment along the perimeter for access to daylight and views with glass-enclosed private offices for shared or individual use at the core. The project is highlighted by a multi-purpose room accommodating more than fifty brokers, a floor-to-ceiling glass enclosed lounge overlooking East 1st Avenue, an outdoor terrace, reception area, and multiple conferencing spaces.
“We’ve completed projects all over Denver metro, and specialize in corporate office design, but what makes this project so special is the 100 St. Paul development,” said Drew Marlow, principal architect at Acquilano Leslie Inc. “The development sits on the corner of St. Paul and 1st and is highly visible to those approaching the Cherry Creek shopping district. The views out are amazing too; whether you’re lounging in the semi-circular rotunda or catching a breath of fresh air on the outdoor terrace atop Del Frisco’s, the experience is truly Cherry Creek.”
In addition to the amenities offered within the building, the physical location puts LSIR at the center of Cherry Creek with access to much more. “Its proximity allows agents to quickly reach Denver’s top neighborhoods and the glitz and glam of Cherry Creek reinforces LSIR’s position in top-tier realty,” said Marlow.
More than 25 years have passed since a new, class A office development has been offered in the Cherry Creek business district, exclusively built with Denver’s most business savvy professionals in mind. The state-of-the-art building is matched with top-tier amenities and features 149,000 square feet of rentable space, 135,000sf of office space, 14,000sf of retail space, and is eight stories high with covered, underground parking.
“St. Paul is a thoughtfully designed space that allows our brokers a “work home”, a space that is sleek, comfortable and inviting for them to spend productive, focused time as well as gather and relax with their co-workers,” said Ryan. “New space allows for us to grow slightly in numbers as the second half of 2014 marked the beginning of a search for high quality brokers looking to benefit from the Sotheby’s brand. Recent talent acquisition has brought 14 new broker associates adding nearly $200 million in production volume to the record setting achievement of just over $500M for the Cherry Creek operation in 2014.”
First Bank will occupy the new building’s first floor and LIV Sotheby’s International Realty will occupy the second.
Brokers and support staff are expected to move into the new space pending its completion this summer. In the interim, the LIV Sotheby’s International Realty Cherry Creek office has moved from the ANB Bank building at 3033 E 1st Avenue to a temporary space located in the Wells Fargo building at 400 S Colorado Blvd, in Glendale, CO.
