Fuller Sotheby’s International Realty reports a solid month of March for Denver luxury home sales

Fuller Sotheby’s International Realty outpaced the market during a strong showing for luxury real estate sales in Denver during the month of March.  Overall, the entire Denver market achieved $84.4 million in sales of homes priced over $1 million, and homes listed by FSIR were on the market for an average of only  21 days (well ahead of the market average of 33 days, as reported by Metrolist).  FSIR also had the most expensive listing in March at $4.5 million and highest average sales price at $2.283 million compared to Metrolist’s average of $270,000.

“Fuller Sotheby’s International Realty continues to be looked upon as the preeminent company for people who want to buy or sell a luxury home, and the results we achieved during the month of March further exemplify our knowledge of and experience in the market,” said Scott Webber, President of Fuller Sotheby’s International Realty.  “Our brokers and company as a whole won multiple awards at the Denver Metro Association of REALTORS® 2011 REALTOR® Roundtable, including being recognized as the Top Producing Office in 2011 with more than $690 million in closed sales volume. According to the Metrolist Report, the number of homes sold in March 2012 was up 63 percent from February, and up 48 percent from March 2011.

“We believe, along with other market experts, that the increased sales numbers indicate that the upcoming spring and summer months hold a great deal of promise for selling a luxury home, and that now is the time to strongly consider putting a home on the market for sale,” said Webber.  “Inventories are down from a year ago, as are ‘days-on-market’, making conditions very favorable for those who are thinking of selling their home.  It’s a good time for both buyers and sellers in the Denver market.”

A Rose is a Rose is a Rose

With apologies to Gertrude Stein, a rose is not always a rose though what Stein really was trying to unveil is the temporal quality of all things and wine might fit that lot; a rosé today is not the same rosé as it was 5 years ago.  rosé drinkers today are not scoffed at as inexperienced Neanderthals who simply want some colored sugar water as rosé is no longer a compromise wine, neither as light and refreshing as white nor as rich and satisfying as red.  It is a legitimate category with unique characteristics and can be a very satisfying wine experience.

rosé is not merely a color but a style of winemaking.  In the beginning it may have been the simple mixing of red and white, though this technique is rarely used today and in fact is illegal in most classified wine regions (the exception is with Sparkling rosé where red wine is added to the cuvee to give color and body-most experts find this technique to give as good a result as the skin contact method).  The most used technique involves short skin contact time perhaps as little as 8 hours or up to 48 hours.  During this time some of the color of the red skins is leached into the liquid along with other flavor properties found only in the skins.  One other method is prevalent, the “bleeding” of a bit of juice off from a tank of red grapes that have just been crushed.  Remember the juice of all but three red grapes is clear and the color is found in the skins so fresh crushed red grapes have clear juice.  A time proven technique to concentrate red wines is what the French call a “Saigne” bleeding off perhaps 10% of the juice thus leaving more skin to juice for your red wine and a very pale extract that is often made into a delicious rosé.  One last technical note, nothing about rosé suggests they need to be sweet, in fact with very little skin involvement and lower acid than white wine (rosés are made from red grapes) they have lower acid and no need for balancing sweetness.  Today a $10 rosé is almost certainly dry (without noticeable residual sugar), and as a dry wine they are a lovely compliment to food.

Provence doesn’t hold a lock on rosé production though they certainly enjoy their rosé in the south of France and in fact all over Europe.  Today delicious rosés can be found all over the world made from a wide variety of grapes from the power of Syrah or Mourvedre or other Rhone varietals, to the delicate aromatics of Pinot Noir you will find a larger selection of rosé in Colorado than in years past.  They are great for Mother’s Day brunch, Outdoor Weddings or simply enjoying the sunset.

Here are some recommendations to narrow your search-rosé is a somewhat seasonal product and is usually at its best within a year or two of its vintage and as such is imported and stocked on a somewhat limited basis so get in synch with rosé season at your favorite outlet today!

Richthofen Castle

In the late 19th century, the uncle and godfather of the famous German World War I flying ace, The Red Baron, moved to Colorado to pursue business interests and immerse himself in Colorado’s beauty.  Baron Walter Von Richthofen quickly purchased 320 acres of land that he named “Montclair” and began building what is today one of Denver Real Estate’s most iconic and famous residences:  The Richthofen Castle for sale.

Today, the castle is the centerpiece of one of Denver’s most charming and desirable neighborhoods, and it is for sale for the first time in nearly 30 years.  Impressively designed and solidly built from Colorado rhyolite (a fine-grained volcanic rock, similar to granite in composition), it evokes a stature of nobility while also settling in comfortably with the neighboring Tudors, bungalows, Victorians, and traditional brick homes that are prevalent in Montclair now.

When Baron Von Richthofen completed the castle in 1887, he had plans to develop the surrounding land into a health and recreational resort.  At the same time, he stayed busy on the exquisite details of the castle, some of which include the original gold-inlayed and hand-tooled leather wallpaper (which remains in amazing condition), handcrafted dark oak woodwork, leaded-glass, a grand Porte-cochere and stone tower with crests and shields.  There is even a sandstone bust of Frederick “Red Beard” Barbarossa, which keeps a faithful lookout over the northwest corner of the property.

Richthofen CastleIn addition to the sale of the castle, the current owners are also planning to sell more than one hundred pieces of furniture and artifacts some of which belonged to the Baron and Baroness.  Among the more elaborate pieces are a huge Knabe concert grand piano, a hand-carved dining room table, chairs and buffets owned by the Richthofen family, countless pieces of artwork, vases, clocks and rugs gathered throughout the years from other significant mansions in Denver, as well as from all around the world.

In 1910, the castle’s owner at the time — E.B Hendrie — invested $2 million into the property to convert the second story of the front facade from a crenelated parapet fortress to a modified Tudor.  The architects were Maurice Biscoe & Jules Jacques Benois Benedict, two of Denver’s most respected and well-known architects.

Carrol Howard and Linda Alexander join Sotheby’s International Realty

Sotheby’s International Realty is pleased to announce that real estate veterans Carrol Howard and Linda Alexander have joined the firm’s Greenwood Village office as brokers.

Carrol has been involved in the real estate market for more than 17 years, both in Boston and the Denver Metro area.  He was consistently among the top producers at one of the most productive real estate offices in Massachusetts, where he was involved in the marketing and sales of homes and condominiums.  Upon his return to Denver in 1998, Carrol became an on-site sales director for custom homes in several communities, including Lowry in Denver and The Estates at Buffalo Ridge in Castle Pines North.  He averaged approximately two sales per month of custom homes valued at well over $1 million.  Before entering the real estate profession, Carrol had a successful career in the U.S. Army.  He is a graduate of the U.S. Military Academy at West Point and attended graduate schools at the University of Denver and Harvard.

Linda became a licensed real estate agent in 1993 and immediately began applying her vast experience and skill sets – as a Certified Public Accountant, entrepreneur, consultant, business owner and investor – on behalf of her clients.  Her professional background and extensive involvement in business, sales and accounting have helped her see through even the most difficult real estate transactions from their inception to a successful closing.  She has earned many distinctions including the Graduate Realtor Certificate and the Accredited Buyer Representative, Certified Residential Specialist and Short Sales and Foreclosure Resource designations.  She is a graduate of the University of Colorado at Denver.
